HOW TO USE

FOUND

Try checking resale plans on the official booking site and accommodation vouchers listed by other members on the resale service. You may be able to buy for less than the regular price.

BUY

You can buy accommodation vouchers and make payment (by credit card) through the official booking site or the resale service.

STEP3

CHECK IN

Since payment is completed in advance, check-in is easy: just swipe your accommodation QR code at the automatic check-in machine! This lets you check in without waiting, even if the front desk is crowded.

Precautions
  • SMART CLUB points cannot be earned or used with these transactions, and no medals will be awarded.
  • No changes or refunds can be made after purchase (non-refundable). Vouchers can be listed on the resale service and transferred to someone else.
  • Each resale plan transaction covers one night. If you want to book two or more nights, please purchase the required number of nights separately, subject to availability (example: two separate purchases for a two-night stay).
  • SMART CLUB membership registration is required to purchase and receive vouchers (non-members cannot purchase vouchers).
  • Please check taxation treatment yourself (including the possibility that any gain from transfer may be taxable). Also, among the receipts issued through this service, only the receipt for the initial purchase is a qualified invoice. Please note that receipts for secondary and subsequent transactions cannot be treated as qualified invoices. You can confirm your receipt on the accommodation voucher details page of the resale service My Page, after 12:00 AM (midnight) on the check-out date.

If your plans don't work out, you can list your voucher for sale until 11:59 PM the day before. Even at the last minute, there's a chance you can sell (resale) instead of letting your voucher go to waste.

Since this is an official service, you can do transactions with peace of mind.

PAYMENT

The money paid is held by Tokyu Stay, and can be converted into gift cards or other options you prefer.

Precautions
  • Each resale plan transaction covers one night. To list two or more nights, please list the required number of nights separately (example: two separate listings for two nights).
  • If you withdraw from SMART CLUB while your voucher is listed for sale, the listing will remain visible and buyers will still be able to purchase it, but you will not be able to receive the sale proceeds. (Membership is required to receive payment.)
  • Please check taxation treatment yourself (including the possibility that any gain from sale may be taxable). Please consult with a tax accountant or other expert as necessary.

Safe transactions using blockchain technology

This service is a marketplace that uses blockchain technology to enable safe buying and selling of accommodation vouchers. Vouchers are automatically stored in a dedicated wallet for each member, and voucher proof of ownership and transaction history are managed in a safe and tamper-proof manner.

FAQ

Q.What's the difference between a resale plan and a regular plan? Also, where can a resale plan be purchased?

A.

A resale plan is non-refundable, but it can be officially resold (transferred between SMART CLUB members). After a sale is completed, no name-change procedure is needed, and once the transfer is completed, the person holding the voucher for that day, or a staying guest designated by that voucher holder, can check in directly.

Resale plans are limited to SMART CLUB members and can only be purchased through the Tokyu Stay official website (Japanese-language site). They cannot be purchased through non-Japanese versions of the Tokyu Stay official website or through the Tokyu Stay official app.

Q.Can I buy multiple nights or multiple rooms in one transaction?

A.

A. For these plans, one transaction = one night and one room. If you want to book two or more nights, or multiple rooms, please complete a separate purchase for each night and each room, subject to availability. (Nothing is displayed if there is nothing available.)

Q.Are there fees at the time of purchase or sale?

A.

A. There are no fees for the initial purchase.
When purchasing a resale product, a 3% system fee is charged at the time of payment.
At resale, a system usage fee of 3% of the sale price is charged, and if there is a profit compared with the original purchase price, 20% of that profit is charged as a secondary-market fee.
Also, an exchange fee may be charged when exchanging sales proceeds for e-money. Please check the screen at the time of listing for details.

Q.Can I cancel, get a refund, or change booking details after payment?

A.

There are no refunds under any circumstances after payment has been completed (non-refundable). If it will be difficult for you to use a booking, please consider selling it through the official resale service before the listing deadline. Regarding booking details, the stay date, room type, and number of guests cannot be changed, but the guest name and check-in time can be changed.

Q.Can shareholder benefits be used?

A.

Resale plans are not eligible for use with Tokyu Fudosan Holdings’ Shareholder Lodging Benefit Vouchers.

Q.Is a receipt issued when purchasing a resale plan?

A.

A receipt is issued from the resale service My Page. If you paid by credit card (advance payment), the hotel front desk cannot issue a receipt. Please print it out yourself from your own My Page. Also note that the hotel cannot issue it on your behalf. If you purchased a resale plan, select the pertinent booking from the resale service My Page (past bookings) after 12:00 AM (midnight) on the check-out date, and then click the “Receipt ” button to display the receipt issuance screen.

Q.From where can I confirm the QR code for check-in?

A.

A. For a resale plan, the QR code for check-in will be displayed on the day of check-in when you select the pertinent booking from the resale service My Page (current bookings). Please note that for resale plans, the QR code is not issued until 11:59 PM on the day before check-in.
